Japan: breakdown of REITs by investor type 2023

As of August 2023, trust banks held 45.2 percent of real estate investment trusts (REITs) in Japan. Foreign investors followed with a holding ratio of 23.7 percent. The Japanese real estate investment trust (J-REIT) market was established in 2001 and is one of the largest in the world.

Other financial institutions: including credit unions (shinkin banks), credit associations, labor banks, agriculture-related financial institutions, government-related financial institutions, and securities finance companies, etc.

Figures include REITs listed on Japanese stock exchanges (Tokyo, Nagoya, Fukuoka, Sapporo) as of the end of August 2024 excluding newly listed REITs for which data of the first accounting period was not available by August 31, 2023.

Data was obtained electronically from the administrators of unitholder registers.
