Thailand: distribution of retail space in BMR by area 2023

The share of retail space in suburban areas in Bangkok Metropolitan Region as of the second quarter of 2023 accounted for 47.1 percent, which was the highest number among other areas. In contrast, the share of retail space in downtown areas in BMR accounted for 25.8 percent.

Downtown areas comprise of the prime locations which for business and retail projects, including Silom, Sathorn, Rama I, Pathumwan, Ratchadamri and early Sukhumvit (up to Soi 24), which are generally accessible by Bangkok Skytrain (BTS).

Midtown areas are secondary locations in Bangkok bounded by the inner ring road, including major residential areas and secondary business centers. The target shoppers are middle- to high-income earners in the area, which covers Lad Phrao, late Sukhumvit (from Soi 24 to 63), Ramkhamhaeng, Bang Kapi, Chatuchak, Phaholyothin, Ratchadapisek, Rama IX Road, Victory Monument, Pin Klao, Riverside, Rama III Road, Wongwien Yai and Wangburapa.

Suburban areas are the outlying areas of Bangkok with easy access to the city center. They form the gateway to the five neighboring provinces and upcountry areas; Lak Si, Don Muang, Rangsit, Ramindra, Sukhapibal 1-3, Srinakarin, Bangna-Trad, Samrong, Theparak, Rama II Road, Bang Khae, Bang Bua Thong, Bang Yai, Rattanathibet and Chaengwattana.
