Gross annual yield for a two-bedroom house in Dublin, Ireland 2023, by area
During the second quarter of 2023, Dublin 17 emerged as the top-performing area in Dublin in terms of the gross annual yield for two-bedroom houses. Dublin 17 boasted an annual yield of 10.4 percent, securing the first position. Following closely behind, Dublin 10 claimed the second-highest annual yield, at 10 percent. Meanwhile, Dublin 22 and Dublin 24 were areas with one of the highest yields, both yielding more than nine percent.
In contrast, Dublin 6 recorded the lowest yield among all areas, standing at five percent. Other areas such as Dublin 2, Dublin 3, Dublin 4, South County Dublin, Dublin 14, and Dublin 6W also reported relatively lower gross annual yields, ranging from five to six percent. Overall, areas higher rents and more competitive markets observed lower yields.
