Total residential mortgage lending in Italy Q2 2014- Q4 2019

From the second quarter of 2014 to the fourth quarter of 2019, the total amount of outstanding residential mortgage lending in Italy increased overall, reaching a value of over 382 billion euros. The lowest amount of outstanding residential mortgage lending during this period was registered in the first quarter of 2015, when it amounted to almost 359 billion euros.

Mortgage interest rates in Italy

During the same period, mortgage interest rates in Italy decreased by more than a half, reaching a value of 1.44 percent as of the fourth quarter of 2019. This represented the lowest interest rate recorded throughout the period considered. The decline in mortgage interest rates probably helped reviving the residential real estate market in the country, which suffered after the financial crisis of 2008. In fact, the number of transactions in the sector increased steadily since 2013.

A regional overview

In some areas of the country the residential real estate market seems to be more dynamic than in others. In fact, in 2019, the North-West of Italy accounted for more than one third of all transactions in the sector. When looking closely at the single regions, Lombardy was the most active, with more than 130 thousand transactions registered. The second most prolific market was found in the region of Lazio, which recorded approximately 60 thousand transactions.
