If you invested in property in Berlin back in the 1990s, you'd be sitting on a goldmine if you decided to rent it out today. Average rents have continued to rise and rise in Germany's major cities with Münich the highest by far in 2017 according to website immonet.de. The average annual rent on a new lease in the Bavarian capital would come to €18,600, considerably higher than €11,880 in 2011. Berlin is the city where rents have soared in recent years, going from 6,840 in 2011 to €11,520 this year. Cities in the Ruhr region tend to me much cheaper for renters with the annual rent on a new lease coming to just €6,840 by comparison.
