Change in average high street and shopping center rents in the UK 2020-2022
Rental rates of high street and in shopping center properties in the UK dropped increased from 2019 levels for the first time in the first quarter of 2021 after maintaining negative growth in 2020 and 2021. Headline rents increased by 7.5 percent, while net effective rents increased by 9.2 percent. Headline rent refers to the rental rate written in the lease, but this often differs to the effective rent paid due to rent-free periods or other inducements offered by the landlord. Net effective rents also dropped throughout 2020, but to a lesser extent than headline rents. Prime retail rents in Central London are forecast to fall between 2021 and 2025.
