As of April 2024, the FTSE EPRA Nareit Developed Europe index had a higher one-year return to risk ratio for non-REITs than REITs. The expected rate of return to the related risk was 0.7 percent for non-REITs and 0.3 percent for REITs. Real Estate Investment Trusts (REITs) are companies which are listed on the stock market and facilitate direct real estate investment. REITs usually distribute at least 90 percent of their taxable income to shareholders and in return pay no corporate tax. Not all public real estate investment companies are located in countries with REIT legislation, and not all choose to opt for REIT status. These companies are referred to as non-REITs.

The source adds the following information: "The FTSE EPRA Nareit Developed Europe REITs and Non-REITs Indices are designed to provide investors with the diversification that real estate offers due to its low correlation with other asset classes, along with sufficient liquidity to gain access to the asset class easily. The indices are a subset of the FTSE EPRA Nareit Developed Index, separating the existing constituents into both REIT and Non-REIT indices thereby providing investors with additional granularity in the market place. By making the constituents of the indices free-float adjusted, liquidity, size and revenue screened, they are suitable for use as the basis for investment products, such as derivatives and Exchange Traded Funds (ETFs)."
